Welcome to Sunset Springs Outdoor Resort & Buckeye Beach! We are here to provide a memorable camping and/or cabin experience. We hope to see you soon for a vacation filled with memories you’ll have for a lifetime!

Please carefully read through the following terms and conditions. By making a reservation, you acknowledge that you have read and agree to abide by our policies. Any violation of campground/cabin rules or policies will/may result in additional fees being charged to your reservation or immediate cancellation without refund.

Payment
Payment in full is due at time of reservation. Any discount must be applied at the time of booking. No discounts will be applied at check-in. All major credit cards are accepted.

Arrival / Departure
Arrival (Check-In) is anytime between 3pm and 7pm on the first day of your stay. Departure (Check-Out) is by 12pm. Please leave on time so we can have the site/cabin ready for our next guests. Late departures will be billed for an additional night. Sites/Cabins should be left in a tidy manner; any unusual cleaning needed will be charged accordingly. There are no refunds for early departures for any reason.

Pets
We love animals, however absolutely no pets are allowed in the cabins. RV guests can have a maximum of two pets. Tent guests and all visitors are not permitted to have pets. Please refer to our Pet Policy for additional terms.

Campfires / Grills
No outside firewood is permitted on the premises. Wood is available at check-in for $8 for (10 pieces), $35 for (50 pieces) or $125 for (150 pieces) firewood is encouraged to be pre purchased and would be delivered to your site/cabin prior to your arrival.

Fires are to be burned solely in the provided pit. You are only permitted to burn firewood (no trash) and ensure the fire is properly extinguished before leaving it unattended. Please do not move firepits.

Minimum Stay
A two-night minimum stay is required for all cabin reservations and on weekends for RVs (any stay including a Friday or Saturday night). Thursday-Friday and Saturday-Sunday stays will have both nights charged at the weekend rate. We have no RV minimum stay requirement Sunday-Thursday. Some holidays require a three-night minimum stay.

Age Requirements
You must be 21 or older to rent our sites or cabins. The Luxury Cabins at Buckeye Beach were created and are intended for a family atmosphere. Excessive noise levels won’t be tolerated and any property damage will be your responsibility.

Cancellations
Cancellations made at least four weeks prior to the date of the reservation will be offered a full refund, less a $10 campsite ($25 cabin) cancellation fee. Cancellations made between one and four weeks prior to the date of the reservation will be offered a 50% refund minus the cancellation fee. Cancellations made less than one week from the date of reservation receive no refund or resort credit. Cancellations for Holiday Weekends made less than four weeks prior to date of reservation are not eligible for a refund or credit. Weather related cancellations, power outages or early departures are not eligible for a refund or credit.

No hunting, fireworks, firearms, ATV’s etc. are permitted on the premises.

CABINS

Rates
Rates do not include taxes, are subject to change without notice and include standard occupancy (see below). Additional guests are $20 per night for adults and $10 per night for children ages 3-17 up to the cabin maximum allowed.

Beachside: Rate includes 2 Adults. Maximum of 4 people (2 Adults)

Fireside: Rate includes 2 Adults & 2 Children. Maximum of 8 people (4 Adults)

Creekside: Rate includes 2 Adults. Maximum of 4 people (2 Adults)

Lakeside: Rate includes 2 Adults & 2 Children. Maximum of 7 people (4 Adults; no adults in bunkroom)

Due to the limited space inside the cabins and in the parking areas, absolutely no visitors are permitted on the premises. This policy is strictly enforced, and violations may result in immediate departure without a refund.

Smoking
Smoking is absolutely forbidden inside the cabins. If any evidence of smoking is found inside the cabins, you will be assessed a minimum $100 charge. You are welcome, however, to smoke outside or on the decks/porches if you properly dispose of cigarette butts.

Weather/Driving Conditions
Our Luxury Cabins are available for rental all year, so Winter weather may be a factor during your stay. We do not give refunds due to inclement weather.

Cabin Damages
We have designed and furnished our Luxury Cabins with high quality materials and amenities. We expect that our guests will respect the inside, outside and surrounding property at all times. We reserve the right to charge your credit card for any damage, theft or excessive cleaning required after your stay. If you notice any damage please notify us to avoid charges to your credit card on your departure.

Cabin Amenities
Sometimes hot tubs, steam showers, appliances, etc. can act up. We always service and restore these amenities as soon as possible, but we cannot make refunds for time without these items. In addition, loss of electricity, water, or other “Acts of God” outside of our control will not result in a refund. Please respect our policies regarding the use of our cabins and the amenities within.

There is absolutely no swimming permitted at or near the cabins. We do professionally exterminate our Luxury Cabins, but they are not bug proof. Please remember that you are in the woods so may see bees, spiders and insects as well as other wildlife.

Our cabins feature induction pots and pans that are designed specifically for the cabin’s included cooktops and are not to be used on the grills or campfires – you will need to bring your own pans to cook over the campfire at the Fireside. No cooking over the fire tables is permitted at Lakeside or Beachside.

Furniture and Electronics
No moving of furniture or décor inside or outside of the cabin. DO NOT disconnect or alter any electronic items. Each cabin is supplied with a welcome book that provides detailed electronic operating instructions. The seating in our Luxury Cabins have a Manufacture’s Designated Weight Capacity of 250 pounds. Any abuse or misuse of furniture will be charged accordingly.
